What ITDC Says
Febrina Mediana, ITDC's Director of Commercial and Marketing, said Mandalika SEZ is designed as an "investment-ready ecosystem" — meaning certainty and ease for investors.
Here's how she put it:
"Competitive fiscal incentives, combined with infrastructure readiness, regulatory certainty, and growing demand, give investors the confidence to enter more quickly and efficiently."

What Incentives Are Actually on the Table
The SEZ offers a range of fiscal facilities:
- Tax holidays for core business activities
- Tax allowances
- Post-incentive tax reductions
- VAT exemptions on imports of certain capital goods
- Duty-free entry
- Luxury goods sales tax exemptions for property inside the SEZ
On the non-fiscal side, investors get one-stop integrated licensing services, simplified foreign worker permits, and legal certainty with land use rights extending up to 80 years.
Where You Can Invest
The masterplan covers several strategic zones:
- Circuit District
- Kuta District
- Lifestyle and leisure areas

Three standout districts are being offered:
- District
- Size
- Golf Resort Community 298 hectares
- Tanjung Aan Premium Serenity District 146 hectares
- Eastern Adventure District 164 hectares
The development also prioritizes sustainability — around 30% green open space, including a 45-hectare mangrove area.
Why This Matters Now
Throughout 2025, Mandalika SEZ recorded more than 1.4 million tourist visits. Average occupancy sat at around 55%, spiking to 90–100% during MotoGP events.
Other international events GT World Challenge Asia and Asia Road Racing Championship (ARRC) are also helping position the zone as a sportstainment tourism destination.

"With government policy support and consistent growth in the tourism sector, Mandalika SEZ is strengthening its role as a leading investment and tourism destination in Indonesia," Febrina concluded.
A Quick Take
If you're looking at Mandalika, the incentives are real. The infrastructure is there. The traffic especially during events is proven.
But not every zone inside the SEZ moves at the same speed. Some areas are ready now. Others will take time.
The question isn't whether Mandalika has good incentives. It does.

The question is whether your project fits the right zone and your timeline matches reality.
